Wales has a higher nil-rate threshold than England, meaning no LTT is payable on the first £225,000 of a property purchase.

Higher Rates for Additional Properties

If you are buying a second home or buy-to-let property in Wales, you pay higher rates of LTT. An additional 4% surcharge applies on top of the standard rates for properties costing £40,000 or more. This is lower than the equivalent surcharges in England (5%) and Scotland (8%).

How LTT Differs from England and Scotland

Wales has a higher nil-rate threshold (£225,000) than both England (£125,000) and Scotland (£145,000), meaning you pay no LTT on cheaper properties. However, the rates above the nil-rate band are generally higher, particularly the 6% rate which kicks in at £225,001. For properties between £125,000 and £250,000, buyers in Wales typically pay less stamp duty than in England. For higher value properties, the difference narrows or reverses depending on the exact price.

How LTT Is Calculated and Paid

LTT is calculated on a progressive basis, meaning you only pay the rate for each band on the portion of the purchase price within that band. For example, on a £300,000 property in Wales, you pay 0% on the first £225,000 and 6% on the remaining £75,000, giving a total LTT bill of £4,500. LTT is administered by the Welsh Revenue Authority (WRA), not HMRC. Your solicitor or conveyancer files the LTT return and pays the tax on your behalf within 30 days of completion. Unlike England, Wales does not currently offer a specific first-time buyer relief for LTT, though the higher nil-rate band of £225,000 means many first-time buyers pay no LTT at all.
